Saco assessing department begins commercial revaluation and residential measure and list projects

The City of Saco has partnered with two entities to ensure market fairness and accuracy for properties in Saco.

Saco has contracted KRT Appraisal to conduct a full revaluation of Commercial and Industrial properties beginning on Oct. 23. This effort follows the valuation increase that affected residential properties, completed in 2023, and will increase fairness between residential and commercial valuations. The commercial revaluation process will occur in five phases, outlined on the project website: 1. Data Collection, 2. Market Analysis, 3. Valuation, 4. Field Review, 5. Informal Hearings.

In addition, the city has partnered with Vision Government Solutions to complete a thorough re-listing of every residential parcel. Beginning Nov. 12, Vision’s data collectors will be visiting properties to inspect and measure both the interior and exterior of buildings, which hasn’t been done since 2004.

 

These inspections will help ensure the accuracy of property information only. Improved accuracy of property cards may change the assessed value of a property, but no revaluation is occurring with this project beyond ensuring that property cards are accurate. Vision will be mailing direct notices as they move through different regions of the city completing their inspections. They will begin their work in Saco’s coastal area on Nov. 12. Vision and KRT representatives will carry picture IDs and letters of introduction, and their vehicles are logged with Saco Police and Assessing departments.
